Welcome to our bookings FAQ. Here are some of the main questions we are asked by our guests when booking via email or online.  Boutique London Lets aims to provide superior serviced accommodation at excellent prices.

Why is the quoted price different to the advertised price?

Our serviced accommodation prices vary greatly depending on season and demand.  Within all of our online adverts we clearly state that the prices shown are indicative prices only - and seasonal variances may apply.

In winter we can discount our room prices by up to 30%.  In peak periods we can add a levy of up to 25%.  These price changes are in line with the usual price movements within the accommodation sector of London.

Prices are changed very frequently (potentially many times per week) in response to conversion rates, occupancy and demand.  This is similar to the airline or car hire sectors.  These price changes ensure that the guest receives the best possible rate at any given time.  If you receive a formal quote for a booking, then this price will be locked in and honoured (pending availability).

Boutique London Lets also discounts our guests that stay longer in our apartments.  There are different prices depending on whether you are staying 2-3 nights, 4-7 nights, 8-13 nights, 14-28 and beyond.  The discount represents the reduced changeover and booking costs we face as a company.

We use all of these variations to ensure the customer gets the best and most tailored price possible.  It is because of these wide variances that we can only provide indicative rates in the online adverts you might have seen.

You can get a 100% accurate price quote two ways:  (i) you can simply check on our website, this will give you an exact price and availability for our apartments, or (ii) you can email us and we will price you with an exact quote for the specified dates.

Bookings can only be secured once the deposit payment has been made.

Why is there an extra person fee?  What does this cover?

The apartments provide a double/queen bed per room.  So a two -bedroom apartment sleeps four people, a three-bedroom six people etc.  If you require more people to stay then we can arrange this.  We provide either a hotel-quality fold-out bed or some of our apartments have sofa-beds.

These beds are not the same as having a permanent bed, and if you wish to have a permanent bed then we would suggest either renting a larger apartment or multiple apartments.

Extra guests are provided with the bed, the bedding and towels.

For extra people above the standard number per apartment we charge £20.00 per person per night. This helps cover the linen and beds, and still works out very economical for our guests.

If a smaller group needs a spare bed as they don't wish to share a double/queen, then an additional bed can be provided also.  This is at a cost of £15per person per night.

Why are there minimum length of stay requirements (mLOS)?

Many of our guests are tourists to London, and as such there is greater demand on the apartments during the weekend.  As a result there is a risk of filling the weekends first and the apartments remaining empty during the week.

It is because of this reason that we require that initial priority is given to guests who are able to book either (i) mid-week stays or (ii) longer 4-5-6-7+ night stays.

Once we draw closer to the arrival date, then we lift these restrictions and shorter stays are encouraged.

It is advertised that we offer stays from 2 nights.  We do offer this service.  We are very happy for guests to stay 2 nights during the week, and also on the weekends during the off-peak season.  As mentioned above, we also encourage shorter stays close to the date of arrival (last minute), so please do check our website or email us if you wish to take advantage of this.

Are there any extra taxes or payments other than the quoted price?

All taxes are included in our quoted price.  Guests can purchase extra services if they wish such as: Late checkout, early check-in, mid-stay housekeeping, and extra guests etc.  Please select these or inform us at time of booking if you wish to have any of these extras.

Prices may vary and bookings are not assured until a booking deposit (20%) is paid.

Relevant UK taxes and charges.

Boutique London Lets charges a total inclusive price to the guest.  There are no additional taxes on top of the quoted price.

Boutique London Lets does not charge VAT to the guest.  This is because the accommodation is a Tour Operators Margin Scheme (TOMS) supply.  Please refer to the HMRC for more information or contact one of our bookings staff.

Also, no tips, or service fees are required or expected.

Security deposit payment.  What is this?

A security deposit of £200.00 is required from all guests. We only take authorisation for this payment and no funds are debited from your account, unless necessary. This is automatically cancelled after checkout after a satisfactory inspection of the apartment/unless in the unlikely event of damage sustained during a guest's stayed

What are the booking and payment procedures?

All bookings are to be reserved with a 20% deposit.  Bookings can't be reserved until deposit payment is received and successfully charged.

The full outstanding amount must be paid TWO weeks prior to arriving at the apartment.  If you have paid with a credit card for the initial deposit then the details will be logged in our booking engine, and the 80% balance payment will be automatically debited form this card on the due date.  Please ensure the required funds are available.

The guest could be liable for a £40 late payment fee and/or cancellation of their booking if full payment is not received before this time.

IF YOU ARE ARRIVING WTHIN TWO-WEEKS of your booking date, then 100% of the total fee is due at the time of booking.

What is the cancellation policy?

The 20% booking deposit is non-refundable.  The 80% full balance payment is due TWO WEEKS before arrival.  Feel free to pay the full balance at any time.  We reserve the right to cancel your booking if we do not receive full payment two weeks prior to arrival.

The full balance will be forfeited if you cancel only within TWO WEEKS of arrival.  If you cancel before this time, the 80% balancing payment will be refunded.

Why have I been asked to provide FURTHER IDENTIFICATION for FRAUD PREVENTION?

You might be emailed and asked to provide further identification prior to your booking being confirmed.  It is important that you respond to these requirements as soon as possible otherwise your booking may not be honoured.

The reason why we ask for ID is so that we can verify our guests.  We have had a number of instances recently where people have attempted to make bookings using fraudulent means - stolen credit cards etc.  Also, we have had instances where people have hired apartments and then had parties and caused extensive damage to the apartments.

It is important that we are able to verify our guests for this reason.

The reason why we do it in advance of the booking is because we need to verify the booking prior to the arrival date.  If a fraudulent person books one week accommodation and then turns up to the apartment and we have to turn him away, then that apartment will sit empty for the week.  As a result we have to vet people at the time of the booking.
